Based on its extensive experience in construction litigation, M2E has devised a three prong program specifically designed to minimize Developers' exposure in building condominium projects. The program comprises of plan review, regular follow-up in the field, and close-out procedures (for an example of plan review comments, see the link below). It focuses on the very items that are likely to become issues during the Turnover Process, and later during the warranty period. Regular observations conducted in the field help identify and document potential issues (for an example of a field issues report, follow up spreadsheet, see the sample report below). A comprehensive follow-up program endeavors to enforce attention to those very issues, and gives clear guidelines on mode and timing to resolve them. Finally, as the construction nears completion, the program's close-out procedures offer guidelines and specific services (such as review of as-built drawings, or warranty lists) for preparing the building for Turnover. M2E also offers services in assisting Developers during the Turnover Process itself.
